Not Every Roof Needs to Be Replaced. Sometimes It Just Needs to Be Fixed Right.
If a repair is genuinely the right call, that's what we'll recommend, and we'll tell you why a full replacement isn't necessary yet.
A lot of roofs get replaced that didn't need to be. A few blown-off shingles, a cracked pipe boot, a section of flashing that lifted. Those are repairs, not a reason to tear off the whole thing. The problem is that a replacement pays a contractor more, so some will push for it whether you need it or not. We won't.
When we look at your roof, we tell you plainly whether a repair will hold or whether the roof is genuinely at the end of its life. If a repair is the right call, you get a written, itemized estimate for just that work: what's being fixed, with what material, for what price. If a full replacement is the honest answer, we say that too, and we show you why.
Repairs get the same standard as a full replacement. The crew shows up when they said they would, the work gets done clean, and the yard gets picked up before we leave. A smaller job doesn't mean a sloppier job.
Maintenance is the unglamorous part that saves you the most money over time. A loose shingle caught during a checkup costs a few dollars to refasten. That same shingle, ignored, lets water in and turns into a ceiling stain and a rotted deck. We offer routine inspections so the small stuff stays small.
Quick questions about roof repair
How do I know if I need a repair or a full replacement?
We tell you in writing after looking. If the roof has years left and one spot failed, it's a repair. If the shingles are brittle and failing across the board, it's a replacement, and we show you why.
What if the estimate changes after you start?
It shouldn't, because the full scope is written down first. If something unexpected turns up once we're into it, we show you photos and explain before doing anything. Not after.
